Availability

After five (!!!!) hip replacements, we realised that Paul was going to have to retire from the building trade.  So we decided to convert one of our old barns into a holiday cottage and that, in a nutshell 😉, is how it all started and Walnut was born, followed five years later by the smaller, but no less cute, Peanut and Bumblebee.  We chose ERC to market our properties because we’d heard a lot about Sue and her team and we haven’t been disappointed. Their energy, positivity, friendly approach and loads and loads of bookings has helped our little business in this beautiful corner of Norfolk, become the success it is. Here’s some info on us!
1. We both ride motorbikes.  Paul has raced motorbikes and been on track with some of the modern-day greats.
2. Stella’s school-holiday job was helping in a dog groomers and one surprise appointment was clipping the coat of a one-eyed llama called Douglas who had been rescued from a circus by Maurice ‘Bee-Gee’ Gibb.
3. Before creaking joints and hip replacements caught up with us, we both rode horses and showed our Arabian horses all over the country. Two of our horses remain and are enjoying their retirement getting very hairy and rolling in plenty of mud!

All about the inside:

Entry through the private courtyard straight into the

Open plan lounge/kitchen/diner
Karndean flooring throughout this very well fitted and stylish kitchen with an electric cooker with induction hob, dishwasher, Tassimo coffee machine, microwave and toaster. There’s a large smart TV in the lounge and free unlimited superfast Wi-Fi so you can access all your usual online viewing whilst chilling out on the comfortable sofa.

Kingsize bedroom
Very comfortable king size bed with wardrobe, chest of drawers and hair dryer.  Views across the fields.

En-suite shower room
Modern spacious shower room, with toilet, sink, shaver point and storage.

All about the outside:

Courtyard
The Peanut has its own large patio with outside seating, a grassed area which is fully enclosed with 3ft stock fencing and additional plastic-coated chicken wire for those small escape artists to one side, 3ft boarded fencing to the second side and 5ft solid wooden fencing to the third side.  There is direct access to the paddock from The Peanut’s patio garden. Peanut also has its own two-seater hot tub for the ultimate relaxing holiday.

Paddock
The paddock fencing is slightly higher than the courtyard, but not solid. There is wire stock fencing between the post and rail fencing. There are no passing dogs/people or car traffic. Guests have shared access to the paddock with The Walnut and Bumblebee Cottage, but only one property may have use at one time.

Will this property suit my dogs?


If the dog is a jumper then they may well be able to clear the fence around the courtyard but if they are not then this could be a perfect place for them!  The courtyard is fenced with hedging on one side, fenced (3ft) to the paddock and 5ft to the back.

The parking area is gated too. There are two other dog friendly properties on this site; the parking area is shared as well as the paddock but paddock use is limited to one property at a time unless mutually agreed to share (quite fun if you have sociable dogs) . The owners have dogs but they are kept separate from The Peanut and they totally understand the need of their doggy guests.

Please note:

  • The Peanut is a non smoking property.
  • Check in is at 5pm, check out by 9am please (early arrival or late departure might be possible by prior arrangement).
  • Electric car charging is NOT available at this property.  There is no dedicated charging point and “granny charging” is not insured.
  • Electric bikes and wheelchairs can be charged at this property in a separate building on site. Please let us know if you wish to do this.
  • Dogs are welcome to join you on the beds – we just ask that you provide your own bed linen.
  • We would prefer that your dogs are not left alone in the property unless you are 100% confident that they will not get stressed.
  • If they are crate trained and you would like to use a crate, please do ask us. We know how bulky they are to pack!
  • Dog sitting.  If you would like to go out for a few hours and leave the dogs but are not confident they will settle,
    please look at our It’s A Dogs Life website page for recommendations.
  • All supermarkets deliver to the property but please ensure you are here to receive it..
  • There is no BBQ as the surrounding fields are often sown with wheat/barley.
  • The washing machine in the laundry room has a small charge for use.
  • The paddock is available for guest use at all times.

Accessibility


Parking:  Parking is on the gravel drive, approx. 40ft away from the door with paving slabs path to the patio.
Steps: There is one step into the french doors but a mobility ramp can be left for use throughout the stay.  No stairs as property is single storey.
Door widths:  French doors provide wide easy access.  Interior door widths tba.  Living area is open plan.
Flooring type: Hard, non-slip Karndean type throughout. Large non-slip mat in living room area and doorway.
Bathroom facilities: Walk in shower cubicle.  Shower stools may be able to be provided depending on size required.  Suction grab rails can be provided on request – these can be positioned to suit our guests.   Toilet frame with a raised seat can be provided on request.
Mobility scooter charging:  Scooters, wheelchairs and electric bikes can all be charged in the garage on site.

Directions

The Peanut is in the small hamlet of Happisburgh Common, approximately 1 mile from the coast.

From the A149 Stalham – Wroxham road, take the B1159 towards Bacton. Follow signs to Happisburgh. Just after East Ruston church on the brow of the hill, turn right down Vicarage Road and go past the internationally famous East Ruston Vicarage Gardens (well worth a visit!)  At the end of this road is a T junction, turn right here.   About 200 metres on your left, opposite the flint house turn down the drive.  Stay on the right hand side, going past cottages and then turn right through the 5 bar gate.  The Peanut is on your left, opposite the paddock and next to Bumblebee Cottage – clearly marked on the gates.
